MLS
Nancy’s first task is to review appropriate properties on MLS that might suit her clients’ needs. The Multiple Listing Service (MLS) is a co-operative system under which properties are listed, sold, or purchased. Multiple listing has existed in one form or another since the late 1800’s, when entrepreneurs compiled a list of all homes on the market in London, England. Although the basic idea is still the same, technology has greatly improved the efficiency of the system.

Today, the Real Estate Board of Ottawa-Carleton (REBOC) records listings and sales of properties, then organizes this information and generates a database, which it distributes to real estate offices in our community. The end result of this sophisticated MLS system is produced using computer printouts, e-mail, and a public Internet site.

With this tool, Nancy is able to set up searches that follow particular criteria provided by clients.   Once clients have specified what sort of home they are looking for, the MLS will automatically tag any home on the market that matches your criteria and call the home to Nancy’s attention. She can then provide you with many of the home’s important details, including all of the criteria you specified.  Nancy can also set up the search to email automatic summaries of listed homes that meet clients’ criteria.

New Construction

Nancy’s services also expand into the review of New Construction for her clients. Nancy keeps abreast of the latest information on properties to be built, many of which have yet to be advertised. With this multitude of information, Nancy is able to match a new construction property to a client, based on its layout, style, functionality and location.

However, New Construction is not for everyone. Though there are many advantages to purchasing a newly built home, some closings may be as long as a year.  Nancy can help you understand the best type of home for your needs, informing you of all costs and warranties for both resale and new construction, leaving you informed before making that important step in home purchasing.

Networking

With her many years of experience, Nancy has developed many relationships with Realtors, not only in the Ottawa-Carleton region, but across Canada and the United States.  Her previous sales have made her a recognized name in the industry, as she provides Paramount Service to her clients.
